RichSmith Management is seeking a motivated and energetic maintenance professional to join our team as a Lead Service Tech. If you have experience in overseeing maintenance operations and managing a team, this is an excellent opportunity to take your career to the next level. As the Lead Service Tech, you will assist the Property Management Company in the day-to-day maintenance operations and oversight of on-site service technicians, groundskeepers, and maintenance employees at 8 apartment properties in Louisiana and Mississippi.

Key Responsibilities:
  • Oversee maintenance operations of all residential properties, including preventative maintenance, capital improvement projects, expense control, and safety standards
  • Implement and complete major projects, preparing detailed scopes of work for bidding and approval
  • Conduct Physical Needs Analysis to identify and plan capital project needs, assisting with budgeting and maintenance
  • Inspect new construction and prepare punch lists for completion by construction companies
  • Review warranty information and obtain vendor contact details upon receiving Certificates of Occupancy
  • Assist Regional Director with inspections and preparation for State Physical inspections
  • Manage vendor relationships and implement companywide purchasing agreements and strategies
  • Inspect or oversee site repairs, preventative maintenance, and required projects as needed
  • Develop maintenance policies, procedures, and long/short-range preventative maintenance plans/programs
  • Create and implement Maintenance Training and Troubleshooting Programs
  • Monitor maintenance-related expenses and offer feedback on cost-saving opportunities
  • Research new products, laws, and regulations to recommend policy changes
  • Participate in interviews and evaluations of maintenance personnel

Qualifications and Requirements:
  • EPA License Required
  • Minimum 3 years' experience in a regional maintenance or similar position in residential property management
  • Ability to develop scope of work, negotiate contracts, and implement and complete projects effectively and timely
  • Working knowledge of new construction, remodel projects, roofing systems/repairs, and fire suppression systems
  • Ability to perform and/or coordinate emergency building repairs, including obtaining and contracting subcontractors
  • Proficiency in basic carpentry, painting, electrical, and plumbing
  • Ability to work a fluctuating work week or travel on assignments if needed, often on short notice
  • Desire to work in a team setting and be a team player
