JOB DESCRIPTION AND POSITION REQUIREMENTS

JOB SUMMARY:
Directs the day-to-day activities of maintenance personnel to complete preventative, routine, and corrective maintenance in a high paced, high performing environment. Coordinates shift schedules utilizing TMS work order system. Maintain schedules to support schedule compliance including corrective maintenance and preventative maintenance work orders by contract personnel. Submit purchase orders for material(s), equipment, services, merchandise and supplies according to STPH policy and procedures. Receive and check in orders. Stocks all needed supplies to maintain par and shelf levels. Aid to maintain a clean and organized environment. Cross trains with Support Services Coordinator to backfill during PTO / illness. Advises leadership of maintenance trends and opportunities for improvement on a daily basis.
MINIMUM QUALIFICATIONS:
High school diploma or equivalent. Proficient in operating PC. Must have at least 2 years' experience in use of Windows Excel and CMMS programs (TMS experience preferred). Skilled in use of office equipment (copiers, printers, etc). Detail oriented with procurement processes and inventory management. Medical terminology preferred. Proficient in verbal and written communication. Must be conscious of work being performed and how it relates to the business of the department. Must be detailed oriented and consistent in entering information into a software program.
LICENSURE/CERTIFICATIONS:
Must have a valid and current state issued driver's license.
Must maintain and provide proof of automobile insurance (at his/her own expense) in amounts which meet at least the minimum liability coverage limits required by the state of their residence.
Clearance of driving record check; Driving records shall not contain any of the following: a suspended or revoked driver's license, 3 or more moving violations in the past 36 months, 2 or more accidents in the past 36 months, 1 or more instances of driving under the influence (DUI) or driving while intoxicated (DWI) within the past 24 months, at fault in a fatal accident within the past 5 years, leaving the scene of an accident within the past 36 months, and/or reckless driving within the past 12 months

3. Schedules monthly PMs and corrective maintenance to all maintenance personnel
utilizing their scheduled shifts.
4. Coordinates with outside contractor/ vendors to perform preventative
maintenance and corrective maintenance using TMS work order system.
5. Order parts and materials for day-to-day tasks.
6. Maintain par levels and inventory of all common stock items.
7. Generates reports using TMS CMMS system and Workday financial for
Management.
8. Receives all department trouble calls during scheduled shift, generates work orders, must be able to distinguish between calls that require dispatch with priority sequence number and document on work orders.

11. Follows all infection control policy and procedures. Instructs other co-workers when they see these policies and procedures are not being adhered to. Reports failures and or breaches of infection control policies and procedures.
ADDITIONAL FUNCTIONS
1. Takes responsibility in directing Maintenance Department activities.
Coordinates completion of required Life Safety Code inspections and testing to include proper documentation.
Purchase needed supplies and maintains par levels.
4. Obtain information from mechanics necessary to maintain and update the prevention maintenance program, rounds sheets and inventory.
5. Coordinates inventory counts.
6. Coordinates outside vendors for repairs and required preventive maintenance.
PHYSICAL DEMANDS:Must possess good physical health. Some requirements include but are not limited to standing, sitting or walking for long periods of time. Lifting at least 50 pounds is required. Must be able to work with a moderate level of noise.
