SUMMARY
The Maintenance Technician is responsible for the property's general condition in terms of electrical, carpentry, plumbing, mechanical, and painting. Additional functions include completing maintenance request work orders on a timely basis and participating in the preventive maintenance program for all building equipment and rooms.
This position is eligible for a $500 sign-on bonus.
JOB RESPONSIBILITIES
- Maintain general maintenance of the exterior and interior of the property building
- Complete work orders promptly, including on-call requests
- Demonstrate the ability to resolve maintenance issues to prevent a recurrence
- Maintain inventory to ensure materials, supplies, and equipment are available on-site
- Inspect and test machinery and maintenance equipment
- Maintain a clean and safe environment; report unsafe conditions to the supervisor and recommend corrective action
- Partner with external vendors, contractors, and other maintenance team members on special projects
- Clean office, public access areas, and models as directed. This includes but is not limited to mopping, dusting, vacuuming, and trash removal
- Clean apartments thoroughly after move-out or vacant units to prepare for new residents
- Keep model units and public access areas clean and maintain these areas
- Monitor and report on the inventory of cleaning supplies
- Responsible for trash and debris removal from the trash compactor and dumpster areas
- Maintain the housekeeping storage room
- Report any maintenance concerns or repairs in unoccupied apartments, models, and common areas to the Property Manager
- Deliver resident notices or appliances to apartment units
- Perform other duties as assigned
QUALIFICATIONSRequired Skills/Abilities - High school diploma, GED, or trade school certification
- HVAC certification or A/C maintenance repair knowledge required
- Must be able to work at dual properties - New Hammond Eastside and Hammond Station Apartments
- One year of experience as a residential/apartment maintenance is required
- General residential maintenance skills required are A/C, carpentry, plumbing, electrical, appliance repair, electronics, drywall installation, and finishing, including porter responsibilities required
- Must be able to work on-call maintenance shifts
Physical Requirements: - Must be able to lift up to 50 lbs. or greater pounds at a time
- Must be able to cover a variety of properties with stairs and conduct tours in various weather conditions
